Garage Conversion Cost in Dublin (2026)

What it costs to turn an integral or attached garage into a room in Dublin, and where the structural money goes.

By StructuralEngineer.ie · Reviewed by Joachim Louw, CEng MIEI · Updated

StructuralEngineer.ie's summary of published Irish figures: a garage conversion in Dublin typically costs €15,000–€45,000, with a basic conversion around €20,000–€25,000. Insulation, flooring, heating, windows and any structural work drive where you land. No Dublin-specific 2026 source exists, so treat these as national ranges.

Garage conversion cost in Dublin is mostly about turning a cold, low, uninsulated shell into a room that meets the Building Regulations. The structure is usually a modest share of the budget, but it’s the part that has to be right first.

Typical costs at a glance

Item Typical range Notes
Basic conversion €20,000–€25,000 Insulation, infill wall, window, finishes
Full range €15,000–€45,000 Depends on spec and structural work
Opening into the house (load-bearing) €2,500–€5,000 Steel, padstones, making good
Structural engineering Small share Infill foundation, lintels, openings, sign-off

Where the money goes

The infill wall. A cavity wall where the garage door was, on a foundation designed for it. Garage thresholds usually have little or no footing.

The floor. Garage slabs are often a step below the house and uninsulated. A new damp-proof membrane, insulation and screed or a raised timber floor brings it level and meets Parts C and L.

Walls and ceiling. Insulation and plasterboard, and fire separation if part of the garage stays.

Openings. A window in the infill wall, and often a doorway or full opening through to the kitchen.

Services. Heating, electrics and ventilation.

What pushes the price up

  • Opening through to the house where the wall is load-bearing
  • A cracked or uneven slab that needs breaking out
  • Drains or a soil stack running through the garage
  • Higher-spec finishes, underfloor heating or a utility area
  • Changes to the front elevation that need planning permission

Frequently asked questions

Is a garage conversion cheaper than an extension?

Usually, per square metre, because the walls, roof and foundations already exist. The structural work is limited to the infill wall, new openings and any opening through to the house.

Does a garage conversion need planning permission?

Converting an integral or attached garage is often exempted development, counted against the rear extension allowance. Estate conditions and changes to the front can affect that, so get a Section 5 declaration from your council if unsure.

Does opening the garage into the kitchen add much?

It adds a steel beam and padstones if the wall is load-bearing, which it often is, plus making good. That typically sits in the €2,500–€5,000 range for an internal opening with one storey above.
